Tower Two Site Prep Begins at Downtown Raleigh’s Bloc [83] Project

Raleigh, North Carolina – July 18, 2019 – In response to strong market interest, Heritage Properties, Inc., developer of downtown Raleigh’s One Glenwood project and Bloc[83] district, has begun site preparation for Tower Two at Bloc[83]. With its central location, unique amenities, and creative use of space, Tower Two at Bloc[83] will be a go-to destination for those living, working, and visiting in downtown Raleigh.

Whiting-Turner, the general contractor for the project, has installed construction barriers and fencing and will begin demolition shortly. Tower Two at Bloc[83] will be ready for occupancy in the early winter of 2021.

“Given the success of One Glenwood, a strong interest in this project, plus high demand in the market, we decided to begin site preparation for the second phase of the Bloc[83] development,” said Ryan Blair, Vice President, Development and Acquisitions at Heritage Properties. “It will allow us to accelerate the timeframe of construction so that the tenants and the community can start to enjoy this new district sooner than originally planned.”

Heritage Properties has secured financing from M&T Bank and equity from the same investors of its One Glenwood project. Trinity Partners is the leasing agent for the office space at Tower Two at Bloc[83], and CBRE is the leasing agent for the retail component. The design team consists of Gensler, McAdams Company, Surface 678, Kimley-Horn, Lynch Mykins, and Barrett, Woodyard, & Associates (BW&A). Heritage and Trinity Partners plan to make major tenant announcements later this summer.

Tower Two at Bloc[83] is a $108-million, 10-story, Class-A office building totaling 271,500 SF, including 30,000 SF of street-level retail and a 665-space parking garage. The building’s impressive features include a tenant lounge and terrace overlooking Hillsborough Street and the Bloc[83] courtyard, destination-style retail designed for fitness operators and restaurants and bars, a grand, two-story office lobby, column-free floorplates, and vast, clear windows.

“One of the most unique features of the project is the urban courtyard between both buildings, the first and largest of its kind in downtown Raleigh,” said Blair. “It will be a vibrant place to enjoy indoor-outdoor restaurants, live music, holiday celebrations, and sporting events aired on big screen TVs. We know that the traditional office building model is outdated — Bloc[83] will be the first indoor-outdoor environment that meets modern needs in the area.”

Tower Two tenants will have the luxury of designing their own offices based on their specific needs. Each floor will boast open, efficient floorplates and full-height glass curtain walls to allow for abundant natural light and inspiring views of downtown from every floor. The project features plenty of parking with its 665-space on-site parking garage, providing corporations the ability to densify their space to create a modern, cost-effective design.

Baltimore-based Heritage Properties carefully considered Bloc[83]’s design to take full advantage of the unique location and build onto One Glenwood and The Origin Hotel. Located at Hillsborough Street and Glenwood Avenue, the development sits atop of one of the highest elevations in the city. It’s surrounded by amenities and right in the middle of two of Raleigh’s burgeoning downtown areas: the warehouse district and Glenwood South.
