Charlotte, NC – March 24, 2021 – Marsh Properties and Aston Properties are developing 2825 South, a Class-A office and retail building in South End.

The six-story building is located on South Boulevard at Elmhurst and Marsh Roads and totals 138,780 square feet with 20,440 square feet of ground-level retail. Four floors of office space sit atop a structured parking deck, allowing for gorgeous city views from the building’s corner balconies and floor-to-ceiling windows. The development will also offer naming and highly visible signage opportunities for major tenants in South End, the region’s most popular live-work-play destination.

“2825 South is a boutique office experience that brings together everything tenants are asking for as the market evolves post-Covid,” said Rhea Greene, Partner at Trinity Partners. She and Chase Merkel are responsible for office leasing on behalf of ownership. “It’s in the middle of Charlotte’s most walkable, amenitized submarket, a block from the light rail, and designed for healthy workspaces — and it offers branding and naming rights in South End, truly a rare opportunity.”

Aston Properties will occupy 8,000 square feet of space at 2825 South, and the project’s general contractor, Samet Corporation, plans to occupy 12,000 square feet, leaving 77,000 square feet of office space available for lease.

LS3P, the building’s architect, designed 2825 South for a new, healthier way to work in a post-pandemic office environment. Building features include:

  • Touchless automatic building entry doors
  • Large, open main and elevator lobby for social distancing
  • Washable material finishes
  • Wide, accessible stairwells with skylights and advanced air filtration systems
  • Touchless elevator controls and destination dispatch
  • UV CleanAir elevator air sanitization and filtration system
  • Touchless restroom doors and fixtures
  • Advanced HVAC and air filtration systems

Marsh Properties and Aston Properties are two of Charlotte’s most accomplished, respected developers. 2825 South is the continuation of Marsh Properties’ Sedgefield mixed-use redevelopment plan that includes Sedgefield Shopping Center at South Boulevard and Poindexter Drive, home to Harris Teeter, Starbucks, and The Waterman. Marsh recently finished construction of The Edge, a 263-unit luxury apartment community on Haverford Place, adjacent to Sedgefield Shopping Center and 2825 South.

“We are excited to partner with Aston Properties to add an office/retail component to our 42-acre Sedgefield redevelopment. 2825 South rounds out the live, shop/dine/play and work offerings, and its access to both Uptown and south Charlotte is unbeatable,” said Jamie McLawhorn, President of Marsh Properties. “It offers companies and businesses the opportunity to be a part of all that South End has to offer. This corridor has truly transformed into an energetic, thriving urban neighborhood and we’re honored to be a part of it.”

In addition to relocating to the building, Aston Properties will handle retail leasing duties. 2825 South’s ground-level retail features signature restaurant space with indoor and outdoor seating, prominent visibility along South Boulevard, and convenient pedestrian access. Prospective retailers will also benefit from the office tenancy that will provide an on-site customer base.

"We are thrilled that the next chapter for Aston will take place in an exciting, growing neighborhood and unique building that’s part of our continued partnership with Marsh Properties,” said George Dewey, President and CEO of Aston Properties. “2825 South checks all the boxes for us. It has plenty of parking, is surrounded by amenities, and offers easy accessibility and proximity to where our team lives.”

2825 South will break ground this September. Visit 2825south.com for more information.
