Trinity Partners brokerage team Roger Winn, SIOR and Braden Shockley have fully leased 4100 N. Main Street, a newly renovated medical office building in Columbia, South Carolina.

Acquired last year by Cola MOB, LLC, the 19,000 square foot medical office building was quickly queued up for extensive interior and exterior improvements with the aim of swiftly bringing a state-of-the-art medical facility to the market.

“In early 2019, a colleague in Columbia, Charles Gary, brought us this off-market opportunity. Once under contract, we immediately hired Trinity Partners to handle leasing and Seed Architecture to design the building’s improvement plan,” said building owner, Chris Cashman of Cola MOB, LLC. “The resulting 100% occupancy in less than 12 months exceeded our expectations by a long shot.”

During the construction phase, ownership also hired Trinity Partners’ Property Management Division to extend Trinity’s best-in-class real estate services to its tenants. Led by Trinity Partners’ Senior Property Manager, Ashley Owens, tenant relations were heightened to ensure tenants were informed and building improvements caused minimal disruption to existing tenants’ business operations.

The tenant mix at 4100 N. Main Street includes long-term occupants, Dr. Albert Humphrey, Dr. Ronald L. Johnson and Dr. Keisha E. Oliver, and new tenants AHF Healthcare, Envision Wellness Medical Group, She’s Counseling and Carolina Cardiac Care.

With renovations completed and the last two tenants scheduled to move into their spaces in early May, the building shines as a success story for all parties involved in bringing the project to a close. “We wish to thank our entire Columbia team from start to finish for the great synergy and high level of professionalism that helped us make this happen in such a timely manner,” said Cashman.
